What is Vacate Cleaning?
Vacate cleaning is a full clean of a property, mostly rental properties, before a real estate inspection. By conducting a full, vacate clean it helps ensure that the property is clean and in an acceptable condition to receive your bond or deposit back.

Our vacate cleaners will try their best to ensure your and your real estate agent's satisfaction.
We DO NOT offer a fixed price vacate cleaning service and we do not guarantee you your bond back, however, you are more than welcome to hire our cleaners on an hourly basis for the purpose of cleaning your vacant premises.
They are charged out at $55 per cleaner per hour for one-off cleans.
You only pay for the time that you utilise our cleaners services for. Our experienced cleaners will clean to a high standard, however, we cannot guarantee that your real estate agent will refund your bond. This is out of our control.
If our cleaners are requested to go back to undertake further cleaning, you simply pay for the extra time utilized.
How Many Hours Should You Book?
Every house is different, but, as a general guideline, based on our past experience, we recommend booking the following numbers of hours for vacant houses/apartments:
- 1 x 1 apartment - 5 man hours
- 2 x 1 apartment/ house - 6 man hours
- 2 x 2 apartment/ house - 7 man hours
- 3 x 1 apartment/ house - 8 man hours
- 3 x 2 apartment/ house - 10 man hours
- 4 x 1 apartment/ house - 10 man hours
- 4 x 2 apartment/ house - 12 man hours
- 4 x 3 apartment/ house - 14 man hours
- 4 x 4 apartment/ house - 15 man hours
- 5 x 2 apartment/ house - 13 man hours
- 5 x 3 apartment/ house - 15 man hours
- 5 x 4 apartment/ house - 16 man hours
When booking a clean for a vacant premises, we do require the security of a master/visa card ($2 processing fee). We will require the card details when booking the job. We will phone you to confirm the order and get the card details from you then.
Terms and conditions for vacate cleaning
Magic Maids does not provide a fixed price vacate cleaning service. However, we do provide an hourly cleaning service, whereby we charge per cleaner per hour. This can be used when vacating a premise.
You may have stipulated the number of hours that you wish to hire us for. Alternatively, we may have estimated/recommended the number of hours your clean will take. This is not a guarantee that the job will be completed in this amount of time. It is just the amount of time we usually take for a similar sized house, so we can try to make sure our cleaners will have sufficient time for your clean.
Our cleaners are committed to providing the best clean they can in the time provided.
We do not guarantee to meet a third party’s standard. If you or a third party is not satisfied with our clean, then clearly we have not spent enough time cleaning. You can request us to spend more time re-cleaning any areas not cleaned to your or the third party’s satisfaction.
Similarly, if the clean is incomplete in the time provided, you are welcome to request us to utilise more time finishing the clean.
You just continue to pay the cleaners by the hour.
If at any time you feel your cleaners are not providing you with a good cleaning service, you can stop them, pay them for the time they have utilised so far and send them on their way.
Our cleaner’s do not climb ladders. We are unable to insure them when climbing ladders.
Magic Maids carry the products, materials & tools to clean ovens and windows; however we are not professional oven and window cleaners.
If you require a Professional Oven or Window Clean we are aligned with a Professional Oven & Window Cleaning service provider.
We also have an alliance with a professional carpet cleaning and tile and grout cleaning service. We will happily arrange these services for you around the times your cleaners are there.
Please note that due to the sometimes brittle nature of exhaust fans and fly screens (usually due to their age) that we do not take responsibility for these items if they break while we are cleaning them. They certainly do noy break due to our cleaning process.
We try our best. The last thing our cleaners want, is to have to go back to a customers house. While we do charge $37 per cleaner per hour if we go back, it is not financially viable to go back for say just 20 minutes, given travel time (for which we do not charge) and costs.
Unfortunately however, if your rental property manager is not there to inspect at the time, then neither you nor our cleaners can know for certain whether your property manager will be satisfied or not. To add to that, we do not know what the condition of your house or apartment was when you moved in. Our customer is satisfied, but their property manager is not. You are welcome to request us to go back and attempt to satisfy the property manager.
Our goal is to clean to your satisfaction and to hopefully match your expectations.
If you are present, then you can inspect our work and confirm that you are satisfied. Naturally if you are not satisfied then we can spend a bit more time attempting to match your expectation.
